Building Manager

Building Manager is on-site Monday, Tuesday and Friday 8.00am to 4.00pm (usually).

His role is the first point of contact for Wimbledon queries and maintenance matters with the preferred method of contact being email on repairs@wimbledon.net.au.

Repairs & Maintenance Procedure for Common Property

1. Emergency Requests – After Hours 5:00pm to 9:00am

Emergency requests are defined as situations requiring immediate attention to ensure the safety, security and health of residents. Body Corporate Services (BCS) must be advised immediately of the issue via the after hours service hotline: 1300 267 181

Urgent requests are defined as follows:

  • A blocked or broken lavatory/toilet system

  • A serious roof leak

  • A minor gas leak

  • Minor flooding or flood damage

  • Minor storm or fire damage

  • A failure or breakdown of the gas, electricity or water supply to the premises

  • A failure or breakdown of any essential common area service such as lifts or access points

2. Non Urgent Requests – During Business Hours 9am - 5pm

Non Urgent Requests are defined as requests to the premises or inventory that present no threat to the safety, security or health of the residents.

Owners
Please email your request through to repairs@wimbledon.net.au so logs of requests are available to Building Manager and Strata Committee. For residents without email please place the request in the “Secretary” mail box in the top foyer.

Tenants
Please report the issue to your rental agent immediately.

Moving In & Out of Wimbledon

Please inform the Building Manager about your intention and time of moving in and out. Please make sure that the removalist van does not obstruct any garages.

Parking Regulations On Common Property

Owners or tenants are not allowed to park their cars in visitor’s car spaces.

Garbage

Garbage/recycling bin areas are marked on the map. Please place your refuse in the designated bins.

Green bins for garden/plant waste are located in the area adjacent to the railway line.

DO NOT place items in these areas that do not fit in the bins. ALL associated disposal costs of any items left here will be passed on to the person responsible.

NOTE: Woollahra Council holds periodic clean ups for larger household items. Please see the council website for dates of clean-ups and accepted items.

Shopping Trolleys

We request the people DO NOT leave shopping trolleys on the premises. Not only are they unsightly but they are also a hazard to cars and pedestrians.

Renovation of Apartments

The Strata Committee needs to be notified before undertaking renovation.

The Strata Committee’s policy is that a special by-law is required in relation to:

a) any structural changes made to a Lot,

b) any works which impinge in any way on the common property (including plumbing, wiring, external doors and windows, ceramic tiles, ceiling, magnesite finish to the floors and the slabs dividing the floors),

c) any works which involve the possibility of increased noise being transmitted to adjacent units including those above and below the lot in which the work is to be performed.

The cost of engaging a solicitor to draft the by-law and register it with the Lands Title Office is the owner’s responsibility.

The by-law must be approved by the owners at a General Meeting before the renovations can commence.

Where it is proposed to install hard floor finishes, acoustic performance data will be required and the installation certified by an Acoustic Engineer on completion.

A minimum of 48 hours written notice must be given to all owners and occupants if works will potentially generate noise which may cause disturbance. This does not jeopardise the works going ahead but it is a courtesy to allow the occupants to make appropriate arrangements.

As a general rule, permission will not be given for the parking of dumpster type bins, however if it is given, then the owner will be responsible for the removal of all rubbish that is placed in it - including rubbish that may be deposited by others.

It is the owner’s responsibility to protect and to keep clean common property adjacent to the building works. Any costs incurred by the Owners Corporation will be charged to the owner.

The following is an extract from the Department of Fair Trading:

The Lot “In most strata schemes, the Lot owner owns the inside of the unit but not the main structure of the building. Usually the four main walls, the ceiling, roof and the floor are common property. The basic rule is that everything inside a lot is the owner’s property. This generally includes all internal walls, fixtures, carpet and paint on the walls.”

Please note clarification on specific components can be sought from the building manager or strata manager.

The Strata Committee

The Strata Committee Meeting is usually scheduled for the first Monday of every month. It takes place in the foyer of Glenmore Road entrance to apartments 10-28.

Based on the new Strata Laws tenants may participate in Strata Committee meetings:

Tenants (whose landlords have given notice of the tenancy to the owner’s corporation) can attend meetings of the owner’s corporation. A tenant cannot vote unless they are an authorised proxy, allowing them to vote on someone else’s behalf.

Tenants may be excluded from meetings where financial matters are discussed. They also must gain the owners corporation’s permission before they can speak at the meeting.

DAMAGE TO LAWNS AND PLANTS ON COMMON PROPERTY

Owners and tenants may tend planter boxes in the “Secret Garden” above Unit 1.

KEEPING OF ANIMALS

An owner or occupier of a lot may keep an animal on the Lot, if the owner or occupier gives the owners corporation written notice that it is being kept on the Lot.

If an owner or occupier of a lot keeps an animal on the Lot, the owner or occupier must:

(a) keep the animal within the Lot, and

(b) supervise the animal when it is on the common property, and

(c) take any action that is necessary to clean all areas of the Lot or the common property that are soiled by the animal.

SMOKE DRIFT AND PENETRATION

An owner or occupier of a Lot must ensure that smoke caused by the smoking of tobacco or any other substance by the owner or occupier, or any invitee of the owner or occupier, on the Lot does not penetrate to the common property or any other Lot.

STORAGE OF INFLAMMABLE LIQUIDS AND OTHER SUBSTANCES AND MATERIALS

An owner or occupier of a Lot must not store on the Lot any inflammable chemical, liquid or other inflammable material.

APPEARANCE OF LOT

The owner or occupier of a Lot must not, without the written consent of the owners corporation, maintain within the Lot anything visible from outside the Lot that, viewed from outside the Lot, is not in keeping with the rest of the building. This also applies to hanging of any clothing, towel, bedding or other article of a similar type.

Garage doors should be left in the closed position when not in use because not only can it look unsightly, it also compromises the security of adjoining garages (thieves in the past have cut the chain-wire in one garage to access a neighbouring garage.
